Who is responsible for cleaning apartment windows in Queensland?
It depends on your building’s plan and by-laws. Usually the unit owner (or tenant, under the lease) looks after the glass inside the unit, and the body corporate looks after common-area glass and any outside glass that is common property.
In many apartment buildings, the outside face of the windows sits on the boundary of the lot and counts as common property, so the body corporate arranges that clean. In townhouse-style complexes, owners often look after the whole of their own building, windows included. The quickest way to check is to ask your body corporate manager, or look at your community management statement and by-laws. If you rent, your lease and entry condition report set what you need to clean.
Do tenants have to clean the windows at the end of a lease in Queensland?
Tenants need to leave the property in the same condition as at the start of the tenancy, less fair wear and tear, and the RTA’s cleaning list includes windows and window tracks.
The RTA doesn’t say anything specific about outside glass, so compare against your entry condition report and ask your property manager what they expect, especially for windows you can’t reach safely from inside or from the balcony. If outside glass on an upper floor is common property, it is usually the body corporate’s job, not yours. We can clean your unit’s windows before the final inspection; tracks and flyscreens are extras, so tell us if your entry report shows them clean. We’re happy to coordinate access and timing with your property manager, agent or building manager, and you get an invoice on the day to show at the inspection.
Can you clean the outside of my apartment windows?
Yes, where it’s safe. Inside glass we clean on any floor. Outside, we clean from the ground up to three storeys (occasionally four) with a water-fed pole, and on higher floors from your balcony where the glass can be reached safely. We don’t do rope access.
Glass on the lower floors we reach from the ground, and sliding doors and windows that open onto a balcony we clean from the balcony. Fixed glass on a high floor with no balcony needs rope access or a building maintenance unit, which is a job for a high-rise specialist your body corporate would normally book. We check this when we quote, so you know before the day which glass we can do. More on reaching high glass in our guide to cleaning high windows on highset homes.
What’s included in an apartment window clean?
Our standard clean covers the window glass inside and out, plus the sills. Tracks, flyscreens and balcony glass are extras you can add to the same visit.
In most Brisbane units the work is sliding balcony doors, full-height windows and a few smaller windows in the bedrooms and bathroom. We clean off the everyday build-up: dust, fingerprints, splashes and the grime that settles on balcony doors. If the tracks are full of dust or the flyscreens are grey, we can do them on the same visit as window tracks and flyscreen cleaning. Balcony glass panels are quoted on top.
How much does it cost to clean apartment windows in Brisbane?
Our window cleaning for a unit or apartment starts from $250. Tracks and flyscreens start from $100 each, and balcony glass is quoted with the job.
The final price depends on the number of panes, how many are full-height or sliding doors, and how much outside glass can be reached. You get a clear, itemised quote upfront, so the price you agree to is the price you pay. We’re not the cheapest option in Brisbane: the price covers a careful clean done properly the first time. Do you clean windows for body corporates and strata complexes?
Yes. We clean common-area glass in low-rise complexes up to three storeys (occasionally four), such as entry doors, foyers, stairwell windows and ground-level glass.
This suits townhouse complexes and walk-up unit blocks across Brisbane. We quote the job for the body corporate manager or committee, send a copy of our $10 million public liability insurance on request, and can set up regular cleans for the complex. We can also clean for individual owners in the same complex on the same day, if they want their own windows done. We don’t take on high-rise towers, since those need rope access.
Can I clean the outside of my apartment windows myself?
Only the glass you can reach standing on the floor or balcony, without leaning over the railing or climbing on furniture. Leave the rest to a professional.
Sliding doors and windows that open onto a balcony are the easy part: wash the glass, then squeegee from the top down and wipe the edges dry. Tilt and casement windows can sometimes be reached from inside, but don’t stretch out of an open window or use a ladder on a balcony. Water left to dry on the glass leaves spots, so finish one pane before starting the next.
How often should apartment windows be cleaned?
Most Brisbane homes, units included, suit a professional clean every three to six months. Units near main roads, building sites or the bay tend to need it sooner.
Balcony doors usually show dirt first because they get the most fingerprints, pets and splashes. See how often windows should be cleaned and the best time of year to clean windows in Brisbane.
What should I have ready before booking an apartment window clean?
Your floor and building height, which glass you want done, and how we get in and park.
- Which floor the unit is on and how many storeys the building has
- Which glass you want done: inside, outside, sliding doors, balcony glass
- Whether you want tracks or flyscreens added
- Building access: entry code or fob, lift, and where we can park
- For outside or common-area glass: approval from the body corporate manager
- For end of lease: your entry condition report and the inspection date
